Finding and Using an Agent

Almost all home buyers use a Real Estate Agent. In general, there's no reason not too. The seller usually pays the commission for the agent, and an agent can provide a lot of services that a buyer can't get anywhere else. They give the buyer exposure to homes they couldn't find otherwise, and handle most of the details of the transaction.

But not all agents are good agents. The descriminating buyer should also be descriminating with regard to their agent. Look for one who will represent your interests, and not the interests of the seller. Find one you can trust, and who will work hard for you. If you use a Real Estate Agent to help you buy a home, you are entrusting them with a large responsibility. You should make sure they will do a good job for you.

What to look for in an Agent

The first thing you want in your agent, whether buying or selling a home, is a sense of professionalism. You want an agent who takes their work seriously and will work hard for you. Along the same lines, try to make sure your agent works as an agent full time. You want someone who has the devotion to the the work necessary to meet your needs. Professional designations are nice, but so are good references from previous buyers. And make sure your agent sells a significant number of homes in your area and price range.

You will probably have to ask a prospective agent questions to determine whether he fits your criteria. Don't be afraid to ask all the questions you want. If they won't take the time to answer them, then they probably don't have your needs in mind. Ask them how long they have been in Real Estate, and whether they work full time. Ask them specifically how many homes they sell in your price range and area, and whether they normally represent buyers or sellers. And be sure to ask for references.

Where to find an Agent

• You should not find a prospective home and then contact the seller's agent. They will have the seller's interests in mind, not yours.
• Ask for advice from friends, relatives and co-workers. Many times they can recommend a good agent they have used in the past, or warn you about a bad one.
• Keep an eye out for ads in which Agents claim experience with "Buyer Representation."
