Getting an Inspection
It's usually good idea to have your home professionally inspected before its put on the market. Almost every buyer is going to insist on having one done before the sale is complete. It's true that many of these buyers will pay for the inspection themselves. However, having it done ahead of time has its advantages. If the inspection turns up an unexpected problem, you can have it fixed ahead of time. This will save you the hassle down the road, and avoid losing a potential buyer.
There are other reasons to have an inspection done beforehand. The most important is that it allows you to avoid being caught off gaurd. You can have the house completely in order when it comes time to sell. It also impresses potential buyers when they don't have to pay for inspection. That fact may mean the difference between them choosing your home and somebody else's. But remember, the buyer may still insist on having his own inpsection done, and that inspection can turn up problems missed by the first one. But this is rare, and in general, many problems are avoided with a pre-market inspection.
