The Home Appliance Warranty

It is strongly suggested you offer a home appliance warranty on the appliances in the home. This will do three things:

  • It will make your home seem more appealing to a buyer
  • It will make you (or your agent) seem friendlier right away
  • If some major appliance breaks one week after closing you will be stress free (While a buyers rarely win, many have tried to take the seller to small claims court if an appliance breaks shortly after moving in).

If you want to justify the $500 to yourself just increase your asking price by that much. If there is negotiating a final price between you and the seller you can get a lot of mileage talking about how you are including a warranty (there will almost never be a seller that says they don't want the warranty if they can get $500 knocked off the final price).

When making your housejockey.com listing you should say something like "While the appliances are all in good condition, we will pay for a one year warranty on them" so the buyer won't be afraid that you are only offering the warranty because everything is going to break. If you go so far as to appliance warranty's you could list what it will cover. This often includes air conditioner, heater, plumbing, kitchen appliances, washer and dryer, and electrical systems.
